01. Home Inspection Guide: Preparation
Documents to be checked during home inspection:
1. Purchase contract
2. Developer's completion acceptance filing form and completion acceptance record, including a record for each unit (the record for each unit mainly checks whether the acceptance of the interior decoration was included. If the interior decoration has been inspected and the conclusion is that it is qualified, the house is generally safe to buy).
3. Air quality test report (including free formaldehyde, and total VOCs must not exceed the standard).
4. Energy conservation and environmental protection testing
The acceptance documents indicate that the house is basically qualified, and then the actual house inspection stage begins.
02. Home Inspection Guide (Part 1)
Next, we move on to the home inspection process. The first thing to pay attention to upon entering the house is its visual quality.
Step 1: Inspect the door
1. Was the door installed perpendicular to the ground?
2. A door has a verticality; a vertically oriented door will not move no matter how far it is opened. If a door moves freely, it means the door is not vertical.
3. Check for scratches, abrasions, or dents on the door surface and lock. Damage to the door surface affects its appearance, and a malfunctioning lock will affect opening and closing the door.
Step 2: Inspection Window
Are the window weatherstrippings intact?
Windows serve not only to let in light and ventilation, but also to provide sound insulation. The effectiveness of sound insulation can be assessed by checking for any flattening or abnormalities in the window's weatherstripping. If the window completely blocks out outside noise when closed, the weatherstripping is fine. However, if a buzzing sound persists after closing, the weatherstripping is faulty.
Step 3: Inspect the floor
Check if the floor is loose, and also check the tightness of the edges and baseboards.
There are four main points to consider:
1. Is the flooring loose?
2. Will it generate dust when you walk around?
3. Are the gaps around the perimeter and baseboard areas even?
4. Are there any potholes or unevenness on the floor?
Step 4: Check the sink drain
Judging whether the pipes are clear by the sound of running water.
1. First, drain some water from the sink, then turn it off and open the drain valve. If the water flows quickly and makes a smooth, clear sound, the drain pipe is clear. If the water flows slowly, the lower part of the drain pipe is blocked.
2. Open the cabinets underneath to check for any signs of water seepage, leakage, or dripping.
Step 5: Check the floor drain drainage
Judge whether the floor drain is unobstructed by the sound and condition of the drain.
If the water flows smoothly and makes a thumping sound, it is clear. If the water flows slowly and overflows, it indicates that there is a blockage.
Step 6: Check the circuit
Use a phase detector to check the circuit.
Use a circuit breaker to test if the phase is correct. If the phase is correct, then perform a short-circuit test. If the main switch controlling the socket trips, it means the electrical installation is correct.

1. Wall paint inspection: Water-resistant putty should be used on the walls, and the paint should be applied evenly with a consistent finish.
2. Wall and floor tile inspection: Ensure the color is consistent. Tap the floor and wall tiles with a small hammer; a hollow sound indicates poor tiling, which may lead to cracking and detachment over time. A hollow tile rate exceeding 5% is considered substandard.
3. Check the heating system: When checking the heating system, check if the pipes are unobstructed, if the temperature reaches the standard, and if there are any leaks.
