01. Preparation for Home Inspection

Documents that need to be compared during house inspection:

1. Purchase contract

2. The developer's completion acceptance record, including the completion acceptance record for each unit (the inspection for each unit mainly depends on whether the inspection includes the acceptance of the fine decoration. If the fine decoration is accepted and the conclusion is qualified, the house is generally safe)

3. Air quality test report (including free formaldehyde and comprehensive VOC must not exceed the standard)

4. Energy saving and environmental protection testing

The acceptance document considers the house to be basically qualified, and then enters the substantive house acceptance stage.

02. Home Inspection Strategy

Next, we will enter the house inspection process. The first thing we should pay attention to when entering the house is the visual quality of the house.

Step One: Check the Door

1. Is the door perpendicular to the ground when installed?

2. The door has a verticality. A vertical door will not move at any angle. If the door moves freely, it means that the door is not vertical.

3. Check if the door surface and door lock have any scratches, abrasions or bruises. Surface damage affects the appearance of the door, and door lock failure affects the opening and closing of the door.

Step 2: Check the window

Are the window seals intact?

Windows not only provide light and ventilation but also sound insulation. The effectiveness of sound insulation can be determined by checking whether the sealing strips are flattened or deformed. If they completely block out outside sound when closed, the sealing strips are fine. However, if a buzzing sound persists after closing, there may be a problem with the sealing strips.

Step 3: Check the Floor

Check whether the floor is loose and whether the surrounding and skirting parts are tight.

There are four main points to look at:

1. Is the floor loose?

2. Will dust be generated when walking?

3. Are the gaps around the perimeter and skirting uniform?

4. Are there any potholes on the floor?

Step 4: Check the basin drain

1. First, drain some water from the pool, close it, and then open the drain valve. If the water flows quickly and there is a sound of smooth water flowing, it means the sewer pipe is unobstructed. If the water flows slowly, it means the lower part of the drain pipe is blocked.

2. Open the bottom of the cabinet to check for water seepage, leakage or dripping

Step 5: Check the floor drain

If the water flows smoothly and makes a thumping sound, it is unobstructed. If the water flows slowly and overflows, it means there is a foreign object blocking it.

Step 6: Check the circuit

Check the circuit using a phase detector

Use a circuit breaker to test whether the phase is correct. If the phase is correct, then conduct a short circuit test. If the main switch of the control socket trips, it means that the power is installed correctly.

1. Wall paint inspection: Water-resistant putty should be used on the wall, and the wall paint should be even and the paint film should be consistent.

2. Check the wall and floor tiles: Make sure the colors are consistent. Use a small hammer to knock on the floor and wall tiles. If there is a hollow sound, it means the tiles are not laid properly. Over time, the tiles may crack and fall off. If the hollow rate exceeds 5%, it will be judged as unqualified.

3. Check the heating equipment: When checking the heating, check whether the pipes are unobstructed, whether the temperature meets the standard, and whether there is any water leakage.
